Description

The Maintenance and Safety Manager is responsible for performing a role with a combination of technical skills, problem-solving abilities, and effective communication with various stakeholders, including management, contractors, sub-contractors, and other employees. The Maintenance and Safety Manager plays a critical role managing 14 offsite properties, minimizing equipment downtime, ensuring the safety and functionality of facilities, and contributing to the overall efficiency of the organization.This position involves communicating effectively with management, contractors, sub-contractors and other employees both in written and verbal expression in connection with our properties as a major focus of the role.

Responsibilities

  • Safety Leadership and Compliance: Leading safety programs and working closely with key stakeholders to give oversight to safety for the organization. Ensuring adherence to safety protocols and maintaining clean, orderly work spaces to cultivate a secure and efficient working environment.
  • Project Management: Demonstrating proficiency in resource allocation and full-cycle workflow management to ensure On-Time Delivery (OTD).
  • Negotiation Skills: Managing contractor relationships, vendor liaisons, service costs, significant procurement, and budget maintenance through effective negotiation.
  • Emergency Response: Promptly addressing and resolving unscheduled facility equipment and system repairs to minimize downtime and uphold safety, including attending to tenant needs.
  • Manual Interpretation: Reading and comprehending equipment manuals to execute necessary maintenance and service procedures accurately.
  • Technical Expertise: Applying mechanical and electrical troubleshooting prowess to swiftly diagnose and rectify equipment/system malfunctions and or contact appropriate service providers to rectify.
  • Diagnostic Abilities: Identifying equipment problems, assessing whether parts require repair or replacement, conducting testing, and adjusting for optimal performance.
  • Preventive Maintenance: Conducting routine upkeep on various machinery, equipment, and plant facilities to forestall breakdowns and prolong equipment lifespan.
  • General Maintenance: Performing plumbing and carpentry tasks as required to sustain overall facility functionality, including property preparations.
  • Issue Reporting: Recognizing faulty operations, defective materials, and unusual situations, and promptly communicating these concerns to appropriate supervisory personnel for resolution.

Physical & Safety Requirements

  • Must be able to lift 50-75 pounds.
  • Sustained seated posture position for extended time in front of computer terminal.
  • Ability to work well under pressure.
  • Constant typing and usage of office equipment
  • Considerable physical exertion, involving bending, stooping, reaching, twisting, lifting, pushing, walking, and pulling.
  • Exposed to moderate levels of heat, cold, moisture, noise, and dust in and outside of the buildings.
  • Use chemicals such as adhesives, cleaners, solvents, and glass reactive primers.
  • Follows safety guidelines, attends trainings, reports incidents promptly, engages in ergonomic practices, wears required PPE, and follows company safety protocols in all JAJ, A-1, Coach Glass and RV Glass Solutions work areas.

Qualifications

  • 5 years' experience in facilities and building maintenance with knowledge of property management.
  • General knowledge of carpentry, mechanical, electrical repair, and tool proficiency.
  • Ability to operate a motor vehicle with a valid driver's license and an acceptable driving record.
  • Communicate effectively verbally and in writing with customer service skills.
  • Safety compliance program oversight.
  • Must be detail oriented, with multi-tasking and have organizational skills.
  • Ability to work independently with minimal direction with task and time management.
  • Ability to work on weekends and holidays.
  • Pass pre-employment drug test and background check.
